Broker's Comments
Here we have a nice and tidy example of an ever more difficult to find 40 x 12 House boat.
Built around 1985, fully insulated and spending most of its life on the Broads, this 2 bedroom houseboat appears to be well presented and in good order. She is afloat on foam filled Fibreglass pontoons and offers a lovely space to live right on the river or lake of your choice.
Her layout offers a good sized lounge / galley (16' x 9') with the addition of a covered veranda with seating, a good sized twin cabin at 8' x 9', and a master double bedroom at 12' x 8'. A good sized family bathroom completes the layout. This would make an ideal retreat or riverside home or a great rental opportunity that allows you to wake up on the water!
She has all mains services electricity, water intake point, and waste out connection. The owner is happy to tow her to any Broads location or she can be taken to a lifting yard and placed on transport to go anywhere in the country. These do not come up very often so please view early to avoid disappointment.
Please note that this vessel’s current mooring is not available going forward, so other arrangements will need to be made. We recommend that prospective purchasers have this in place, at least in principle, before making an appointment to view the vessel.
