A rare opportunity to purchase a stunning "Floating Home" that has been sympathetically converted to enable a family of four to occupy since 2014!

This barge is 75ft x 15ft, and one of the key features is the abundance of natural light available. The kitchen gets sunlight from 5 directions including a large rectangular skylight to the ceiling. There are French doors with access to the foredeck and windows to side.

The vendors managed to source 13 vintage Rostand portholes off a decommissioned US Navy ship and the reflection of light off the water up onto the ceiling on a sunny day is simply delightful!

The kitchen diner (12ft x 24ft) benefits from 5 windows to the walls, a skylight to the ceiling and French Doors with access to the foredeck.

A brand new hardwood door to aft. All Oak flooring, a butler sink, gas cooker plumbed in (negotiable), beech work surface and stairs down to the lower deck. A Worcester Junior boiler is also installed.

The lower deck consists of the living room/lounge (14ft x 24ft) which has a large multifuel stove, oak flooring, portholes and large rectangular skylight.

Master bedroom (14ft x 14ft) with portholes, deck prisms (round skylights) and carpet to floor.

Second bedroom (11ft x 8ft) with portholes and deck prisms with carpet to floor.

Third bedroom (14ft x 9ft) with portholes and deck prisms, floorboard painted and the bed built over where the engine was originally installed.

A bathroom (12ft x 6ft) consisting of a roll top cast iron bath, sink with mixer tap in a Victorian washstand (new taps fitted recently), plumbing for a flushing toilet is existing (the current owners use a chemical toilet but did use a flushing toilet on a previous mooring). A heated towel rail is also installed.

There is underfloor heating throughout the whole lower deck! A HUGE BONUS!

The vendors managed to keep the deck flat during the conversion thereby allowing a good number of people when entertaining.

The marina owners have indicated that the buyer will be able to take over the mooring. At present there is no maximum number of nights per year that you are permitted to stay on your boat, but this mooring does not have residential status (meaning that you cannot get post here).

The boat does not have an engine, allowing for more living space inside.

The vendors brought her to the current moorings by towing her. The journey from Twickenham to Lowestoft, via the North Sea, took 24 hours and they would be happy to offer any advice should a prospective buyer wish to take the barge elsewhere.

The Broads Authority toll is paid up until end of March 2023 and the Boat Safety Scheme Certificate is valid until October 2024.

All the conversion work took place out of the water in 2014 which included lots of new steel plating and blacking (Jotamastic 87) and the boat was surveyed both before and after the work. The deck and wheelhouse were brand new in 2014 and the original iron riveted hull had already been totally plated in welded steel!

Similar barges in London have rented out as an AirB&B and can charge as much as £2900.00 per week!

The current mooring is located on the Norfolk Broads in a prestigious marina that has toilet and shower facilities as well as a restaurant and bar. The boat is overlooking a large and stunning wetland wildlife reserve.

The City of Norwich is about 35 mins and 25 mins from a number of beaches.

Early viewing is recommended to fully appreciate this stunning floating home!
